01. Would you describe the exact location of CITY HEIGHTS?
CITY HEIGHTS is located behind the Malayla Manorama Office, and the Baselius College on KK Road, in the heart of Kottayam town.

It is only 500 mtrs from Manorama junction, from where the road to the site begins and which ends at the Kodur river, just 150 mtrs from the project.
02. Would you give us the relevant details of the Project?
CITY HEIGHTS is a 13-storey Apartment complex with a Ground Floor + 12 Floors above. The Ground and 1st Floors are set apart as Common Areas providing various facilities and for Car Parking.

The residential Flats are from the 2nd Floor upwards. From the 2nd Floor to the 10th Floor, there are 9 Floors that have two 3-bedroom Units (Units A & B) measuring 1830 sq ft and 1680 sq ft respectively, and one 2-bedroom Unit (C) of 1150 sq ft. The 11th Floor contains a Penthouse (Sky Villa) of 2750 sq ft and one 2-bedroom Unit (Unit C) of 1150 sq ft; the 12th Floor has only one Penthouse of 2750 sq.ft. The 13th Floor is an expansive Party Area along with facilities for cooking and Toilets.

The party area has a magnificent view of not only Kottayam town, but also of the vast expanse of green fields and Kodur river on one side, and mountains of the Western Ghats on the other.
03. Is there any liability on this property?
No, there is no liability at all on this land.
04. Do you have an Encumbrance-free certificate for the title Deed?
Yes, we have obtained from the concerned authorities an Encumbrance-free Certificate.
05. Will there be a provision for protection against earthquakes while constructing City Heights?
Kerala falls in Zone III according to the seismic classification of earthquake areas in terms of intensity. The structural Design of CITY HEIGHTS is such that the security and the seismic protection that it provides far exceeds the level specified for Zone III.
06. When do you expect the Project to be completed?
The construction will begin in May 2008 and the Apartment complex will be ready for full occupation in approximately 25 months from starting the Foundation work.
07. For those of us who are NRIs, how will we monitor the progress of the project?
We will have a ‘PROGRESS’ page in our website which will be updated every two months. The progress in work can be seen from the photographs which will be inserted bi-monthly.
08. How will we monitor the quality of materials used in construction?
The Buyer can appoint any qualified person to check on all matters pertaining to construction as the work progresses, provided that this check is done only periodically and not on a daily basis.
09. If we are satisfied with the Plans and details furnished by you, how do we proceed to book a Flat in CITY HEIGHTS?
The first thing to do is pick the Floor and the Apartment of your choice, ascertain its price under ‘PRICE DETAILS’ on our webpage. Then a Booking Fee of Rs.25000 should be remitted to our account in the State Bank of Travancore, Kanjikuzhy Branch, Kottayam. The next stage is to sign the Construction Agreement, at which time the 1st installment has to be paid in. In case you are an overseas resident, the Agreement will be sent to you by courier service. Alternatively, you may appoint a Power Of Attorney to act on your behalf, for which purpose we will forward you the relevant PoA for your signature.
10. Can we appoint any person as our Power of Attorney holder?
Yes. You may appoint any person of your choice to act on your behalf and sign whatever documenters necessary. Please note: for your information, the Power of Attorney should be drawn up as a ‘Specific Purpose’ PoA only. That is to say, the power of Attorney is ONLY for executing the Agreements on your behalf and for no other purpose and the same can be revoked at any time you choose. This person can be a relative or a friend whom you find reliable.
11. Is it possible to check out the site before making a Booking?
Prospective Buyers, or any person/s deputed by them, are most welcome to visit the site. It would help if an appointment is made by calling Vakkachan George on +98470 58800 who will give the necessary directions.
12. Who will be responsible for the Maintenance of the Complex after the Builders have completed work?
Within one year of handing over the Apartments, a Society of Apartment Owners will be formed as per the prevailing practice in such projects. Once the work is completed, this Society will be responsible for all maintenance work and common expenses. The common expense amount will have to be paid each month by the Apartment owners whether they occupy by the Flat or not. This will be approximately Rs.750 per month. Each Owner will have to pay a one-time Maintenance Deposit, and the Bank interest earned on this Deposit will be utilized for the above mentioned purposes.
13. How will this Society be formed? And who will be the Office bearers?
The Society will be formed at a Meeting of the Apartment Owners where a President, Secretary and a Treasurer will be elected by the Owners, and they will be in complete charge of all maintenance work relating to the Complex. They shall hold Office for a specified period, after which there will be regular elections.
14. What are the Taxes, additions costs & expenses that have to be paid in addition to the cost of Apartment given in the website?
Taxes that have to be paid with each installment
  1. Kerala government Sales Tax
  2. Service Tax
  3. Contribution to Workers Welfare fund
Taxes to be paid on completion of the building
  1. One time Building Tax
  2. Annual Municipal Tax
Other Deposits and expenses to be paid after completion/ handing over of Apartment:-
  1. Electricity Board Deposits and the expenses for 3 - phase Electrical Connection, proportionate share of Transformer, Cabling & cost of Generator.
  2. Proportionate expenses & deposits for obtaining Kerala Water Authority - Water connection.
  3. Deposit/Advance for Maintenance of Common Area & Facilities
  4. Stamp Duty and Registration Fee for Ownership, For registering the Title Deed.
(These are the normal, standard payments that come into force with all projects of Apartments and Villas. We, at KCC, have strived to keep these costs down to the minimum possible and our rates are one of the most attractive by comparison)
15. Who is eligible for a Home Loan?
An Indian citizen, Non – Resident Indian citizen (NRI) and Foreign citizens of Indian Origin.
16. Who is a Non-Resident Indian (NRI)?
An Indian citizen who lives outside India for Employment/Business/Vocation or lives abroad under circumstances indicating an intention for an uncertain duration. Non-resident Foreign citizens of Indian Origin are treated on par with Non-Resident Indian citizens (NRIs).
17. Who is a person of Indian Origin ?
A Foreign Citizen is deemed to be of Indian origin, if…
  • the person possesses an Indian passport at any time, or
  • the person, or he/she or either of his/her parents or any of his/her grand-parents was a citizen by virtue of the Constitution of India, or
  • he/she is the spouse of a person of Indian origin, who will also be considered as a person of Indian origin for the above purposes.
18. Can Villas and/or Apartments purchased with Bank Loan be sold without the permission of Reserve Bank of India?
Yes. The Reserve Bank has granted general permission for sale of such property. However, where the property is purchased by another foreign citizen of Indian origin, funds towards the purchase consideration should either be remitted to India or paid out of balances in NRE/FCNR accounts.
19. Can sale proceeds of such property be remitted out of India?
Yes. Repatriation of original investment in respect of properties purchased by foreign citizens of Indian origin on or after 26th May 1993 will be allowed to be remitted up to the consideration amount originally remitted from abroad, provided the property is sold after a period of three years from the date of the final purchase deed, or from the date of payment of final installment of consideration amount, whichever is later.
20. Who will sign the relevant documents on my behalf when I am abroad?
An authorized person in Kerala; friend, relative or any individual can sign the documents on your behalf. A Power of Attorney authorizing said person will have to be executed. This can be done by us, KCC, if you furnish us the Name, Age and Address of said authorized person who will act on your behalf. We will then forward to you the Power of Attorney for your signature. The Signature shall be attested by an acceptable Notary at the place of issue of POA.
22. What is the collateral Security I have to furnish in order to avail a Home Loan?
The collateral Security for the loan shall be a mortgage of the property to be financed, i.e. the Apartment at CITY HEIGHTS. No other security is necessary.
23. When, and to whom, are the loan disbursement made?
The disbursements are made direct to the Builder according to the Payment Schedule stipulated by the Builder and agreed to by the Buyer. The amounts will be paid only after the Buyer instructs the bank to release the amount on completion of each stage of construction. The financing Bank is also authorized to assess progress of construction on behalf of the Buyer.
24. How do I repay the loan?
The loan in repaid in Equated Monthly installments (EMI) comprising principal and interest. The EMI remittance commences within one month of receipt of full loan amount. The EMI is payable by the end of each month.
25. Can the loan be repaid ahead of Schedule?
The loan may be repaid ahead of schedule. The State Bank of Travancore does not levy pre-payment charges.
